About this property

  • Once home to the gardener and housekeeper for Craigforth House, the stables, tack room, and hay loft have been incorporated over the years to form a generously proportioned and characterful family home, with high ceilings and significantly more accommodation to offer than the name suggests. Craigforth Cottage has been in the same family ownership for generations.

The kitchen / dining / family room acts as the hub of the house thanks to its central positioning with two windows overlooking the beautiful walled garden. It is fitted with kitchen units, flagstone flooring, and integrated appliances including an AGA, double oven, dishwasher and fridge. An arch opens it up into the impressive oak floored dining area in the heart of the room. The family seating area sits at the end of the room in front of a log burner with oak mantlepiece, and a glazed door leads through to the south-facing conservatory which has doors out into the south-facing garden.

A door leads from the family room to an inner hallway which was the original part of the cottage, with the original front door retained. The principal bedroom suite sits at the far end and has windows with working shutters overlooking the garden. It has its own dressing room with ample fitted wardrobes, and an en suite bathroom with a rain shower over the bath. Off the corridor is a further double bedroom which has a window with working shutters overlooking the garden. There is also a shower room, a family bathroom, and a staircase leading up to two single bedrooms above. They have Velux windows, one with sea views and the other looking towards West Bay. A door off the corridor leads out to the front courtyard so there is the potential for it to be separated from the main house. A WC, pantry cupboard and utility room which is plumbed for appliances all sit off the entrance hall. A door from the utility leads into the home office. This has a separate access to it from the front courtyard.

Stairs from the entrance hall lead up to a galleried landing above. Off here is a charming bedroom (once the hayloft), with coombed ceilings, timber beams and a Juliet balcony with views to Elie Golf Course. A recently fitted shower room sits adjacent to it, as does a walk in wardrobe. Also off the landing is the truly spectacular sitting room with wood burning stove. Double doors with fitted shutters lead onto the balcony from which the uninterrupted views across the Firth of Forth are spectacular. There are fitted window seats from which to admire the outlook and a dedicated games area at one end. At the other end is the snug which is a peaceful space with fitted bookshelves and lovely sea views. This room could also provide additional sleeping space.

    Garden and Outbuildings
To the front of the property the driveway opens into a large courtyard where there is ample parking and turning space directly in front of the house, as well as access to the single garage which has light and power. There is also a handy brick built shed for logs and garden equipment storage.

To the West of the cottage is a drying green which is shared with the owners of Craigforth House and Little Craigforth.

The impressive South-facing fully enclosed walled garden is one of the most special features of Craigforth Cottage. There is handy side access from the front courtyard and a gate leads directly from the garden onto the Fife Coastal Path. The garden is surrounded by well stocked borders and trees and is overlooked by a flagstone terrace directly outside the conservatory. The garden is all on one level, easily maintained and a haven for birdlife.
