Historic house set in quiet lane in centre of town
Westburn Court pre-dates modern St Andrews having been built in the early 1700s before many of the surrounding buildings. The house is shown on old maps dating from the mid-1700s. The original gardens in St Andrews were laid out in long, narrow riggs'. The rigg wall forms the outer boundary of the property.
Westburn Court is a traditional period house built of while harled stone under a pitched slate roof. It is a three storey building with lower ceiling heights to the ground floor and higher ceilings and a magnificent drawing room on the first floor.
The original structure has been complemented by a two storey extension on its side and by the addition of a conservatory which links into the courtyard and gives the house excellent natural light.
The property is approached by a door in the high stone wall which leads into the courtyard. From the courtyard there is a door into the conservatory which has a pitched, glazed roof and wooden floor. There is a window and half glazed door into the hall which has an under stairs cupboard.
Off the hall is a dining room with electric fire and the kitchen which also has a window into the hall. The kitchen has wooden floor units with a sink and Leisure Cooker with extractor fan above. Also off the hall is a shower room and the utility room which has a sink, is plumbed for a washing machine and has a commercial scale Worcester combination boiler.
Wall hung stairs lead up to a landing on the first floor with an arch to the drawing room which faces west and east and has a fireplace with a white marble mantel and solid fuel stove. There are also two bedrooms and a shower room on this floor.
The second floor has an L shaped corridor connecting to two bedrooms, a study / single bedroom 5 and a shower room. The larger bedroom has a dormer window looking out over the gardens. The other rooms all have coombed ceilings.
The large courtyard is a special feature of the property. It is gravelled with wooden stores around. It is a private area which gives the property added security and is a lovely place to sit out when the weather is warm.
The property has taken paying guests on a B&B basis and through Airbnb in the past.
