    About this property

    • This attractive 1930's family home has been expanded and adapted for modern family living and is set in a highly sought after location on the south side of town.

The ground floor accommodation is ideal for entertaining, with a large open-plan modern kitchen/breakfast room opening directly into the family room creating a social space. The sitting room also opens into the rear facing conservatory addition, designed and built by the well known local firm, Peter Edmondson Conservatories. This is a very large, L-shaped design, complete with a bar recess to one end and benefitting from wooden flooring, double glazing and combined air conditioning/ hot air heating. Double doors lead directly from here to the secluded, south facing terrace.

Both reception rooms benefit from a similar minimalist design style, but with impressive period features, each with attractive fireplaces, traditional wooden flooring and Critall windows. In addition, the entrance hall is panelled in oak, with the front door opening to a recessed porch with an outside light.

The kitchen/breakfast room has a front to back aspect and is fitted with a range of modern units with granite worktops and tiled flooring. Features include a built in larder and separate drinks store, together with an electric five oven Aga, incorporating a gas four burner hob. There is also space for a fridge/freezer and a Siemens built in microwave.

Upstairs, the gently rising original oak staircase has been extended up to the loft, providing for up to six generous bedrooms, with two shower rooms and one bathroom.

To the rear, the enclosed, beautifully planted, south-facing rear garden includes azaleas, roses, mature tree screening and rhododendrons, with two levels of lawn up to a brick wall boundary where there is recently planted tree screening. There is also a greenhouse and raised vegetable bed, garden shed and wood store, and gated access from the side drive.

Outside at the front, there are electric oak gates to the drive, with good parking and a recently built detached double garage in keeping with the house.

I really like the stand-out conservatory addition, complete with recessed bar, which makes for an exceptional entertaining space onto the rear garden, at many times of the year. Also, the extra space as a result of the loft conversion, with the cleverly designed staircase extension. There are lots of good improvements here, but still with much character too.'
