    About this property

    • Denfield House is an extremely attractive Victorian home, dating back to about 1860. It is thought the house was originally The Old Rectory to the village.

Sitting centrally within it's own plot, the house has a wonderful feel, and the current owners have lived there for 18 years and very much enjoy it as a family home. The house has been beautifully updated and modernised, over the years, whilst retaining many of the wonderful period features.

Although the house is of Victorian origin there are some superb contemporary additions including, the wonderful orangery with self cleaning glass, a replacement kitchen living room, which was completed in 2023 and more recently replacement windows which are being fitted early 2024. The garden has also been fully updated and designed to offer a fantastic lifestyle.

The current owners have future proofed the house, and the property is operated via the Smart life App. There is Cat 6 data cabling throughout, underfloor heating in the kitchen and utility and dual zone heating operated through the Hive App.

The front door opens into the 'T' shaped entrance hall, which has beautiful Minton tiling throughout, off which the reception rooms are accessed.

The formal dining room is double aspect, with oak floor boards and a gas fire set within a decorative surround. There is a separate study which also has oak flooring and a gas fire with a stone surround.

The formal reception room has a lovely large, feature inglenook fireplace with a wood burning stove and stone hearth. This room has oak flooring and glazed double doors which open into the fantastic orangery. A set of bi-folding doors open onto the terrace and gardens. This space is superb for entertaining.

There is a useful cloakroom with a WC, wine store and built in boot cupboards.

The fabulous modern living kitchen is a real wow factor of this home, having been ergonomically designed in a triangle format, allowing the ease of food preparation whilst also entertaining. The whole room has been fitted with Cellatex insulation, bespoke fitted units with ample storage, a corner pantry, a top of the range NEFF N90 hide and slide oven operated via an App with a separate microwave oven above, a double Belfast sink, a Quooker five in one tap, a drinks cupboard and a large central island with induction hob and integrated extractor fan, with storage. Within the central island are three separate drinks fridges, for red wine, white wine and cans, with thermostatic regulation for each selection. There are also American style bins set below the worktop.

Off the kitchen is a utility room with wall and base units, space for white goods, a built in freezer and a sink. Bi-folding doors open from the kitchen onto the terrace and gardens, allowing in plenty of natural light.

The living space within the kitchen has a modern, built in unit housing a TV and a contemporary electric, gas effect fire. There is tiled flooring throughout and this room serves particularly well as a family room.

The main staircase rises to the first floor and landing, where there is a large window offering in plenty of natural light. Three low steps lead down, off which is the principal bedroom with views over the gardens, built in wardrobes and an en suite shower room with double vanity sink unit.

Bedroom two is double aspect, overlooking the gardens to the back and side, with two built in corner wardrobes, offering plenty of space for storage.

Bedroom three also has built in wardrobes and there is a separate WC on the first floor along with a superb family bathroom, which has a large Jacuzzi bath and separate shower. Bedroom four is a double room and completes the first floor accommodation.

On the second floor are two further double bedrooms, currently used as a games room and a cinema room. However, these could serve perfectly well as further bedrooms.

The original cellar has been tanked and is now a basement which currently serves as a gym with a separate sauna. The current owner has looked into turning it into a wine store, and has been advised it can hold 1600 bottles.

      Outside

Denfield House is accessed via double electric wooden gates, which open onto a block paved driveway, which has ample space for a number of vehicles. The original coach house is now a double garage, with a further single garage/workshop next to it with loft space above. This building could potentially be converted, subject to the necessary planning permissions.

The gardens and grounds have been thoughtfully designed with a wonderful flat space, providing complete access around the whole house, which is great fun for children on a scooter or a bike.

The boundary is made up of fence panels, hedging and large trees, offering plenty of privacy. The formal gardens are wonderfully symmetrical with a fabulous terrace leading to a fountain and a seating area. Being south facing, the garden allows you to enjoy the sun throughout the day and into early evening offering the perfect lifestyle.

The gardens are predominantly laid to lawn, and within the terrace area to the side of the house, is a section of astro-turf which is great for kicking a football. There is plenty of scope for somebody to put their own stamp on the garden, but is currently very manageable.

The garden is fitted with lighting throughout and two EV charge points.
